Are the calculator results accurate?+
Calculator results are estimates only and not mortgage offers. Actual lender terms, rates, eligibility and lending criteria vary and are subject to individual lender assessment.

How do I contact a Funds Officer?+
Use the eligibility questionnaire, the contact form, or the WhatsApp button. One dedicated Funds Officer will be your point of contact.
What do salaried employees need for a UAE mortgage?+
Lenders typically review your salary certificate, employment details, bank statements and existing monthly commitments. Exact requirements vary by lender — your Funds Officer confirms the documents needed for the lenders that fit your profile.
Can self-employed applicants get a UAE mortgage?+
Yes. Self-employed applicants can access UAE mortgages, with lender-specific documentation such as trade licence, business financials and bank statements. Criteria and lending limits can differ from salaried applications, so we match your profile to the lenders most supportive of self-employed income.
Can investors get finance for investment property?+
Yes. Lenders assess investment purchases against rental income potential alongside your own income, and the criteria differ from owner-occupied purchases. We compare the routes that may suit investor cases, including higher-value properties.
How much deposit do I need?+
Deposit requirements vary by residency status, employment type, property value and individual lender criteria. The eligibility calculator gives an illustrative estimate for your profile before you speak to anyone.
How long does a UAE mortgage application take?+
Timelines vary by lender, property type and documentation, but many applications move from submission to a final offer within a few weeks, with completion following the transfer process. Your Funds Officer sets out the expected timeline for your specific case.
What is pre-approval and should I get it?+
Pre-approval is a lender's conditional indication of how much they may be willing to lend, based on your profile and documents. It is not a guarantee or an offer, but it can help you search and negotiate with more clarity. We can guide you through the pre-approval process with lenders suited to your profile.
Can I remortgage or refinance my existing UAE mortgage?+
Yes. Refinancing can be considered for better rates, different terms or to release equity from your property. Lenders review your existing facility, current property value, income and repayment history. We compare the refinance routes available across UAE lenders for your situation.
What is the maximum mortgage term in the UAE?+
Mortgage terms vary by lender, but many UAE lenders lend up to a maximum of 25 years, and typically up to age 65 for salaried applicants. Your specific maximum term depends on your age, profile and the individual lender's criteria.
Can I finance an off-plan property?+
Yes. Off-plan mortgages are assessed against the developer, the project and the handover timeline, and the structure differs from completed-property purchases. We compare lenders that support off-plan handovers and help structure the funding around the expected completion date.
Can I release equity from a property I already own?+
Some UAE lenders offer equity release against existing properties, subject to your income, the property value and the individual lender's criteria. Eligibility can differ from purchase mortgages, so we identify the lenders and routes that may be available for your case.
What is LTV?+
LTV (loan-to-value) is the percentage of the property value a lender is willing to finance — for example, a 70% LTV on an AED 1,000,000 property means a maximum loan of AED 700,000 with a 30% deposit. Actual LTV limits vary by lender, your profile and the property.
Do mortgage rates change?+
Yes. Rates are set by individual lenders and can change, often in line with market conditions such as the US Federal Reserve rate, which influences UAE lending. We compare current rates across lenders when structuring your application.
Can I use the calculators without sharing my details?+
The mortgage calculator on the homepage and calculators page works without entering any personal information. The eligibility calculator asks for your details so we can generate a personalised estimate and have a Funds Officer follow up if you would like one.
