Equity Release vs a Business Loan: Which Is Right for You?

Comparing property-backed equity release with unsecured business lending on cost, size, speed and risk.

Two very different tools

An unsecured business loan is assessed mainly on your company — its trading history, turnover, bank statements and the strength of its accounts. Equity release is secured against property, so the lender relies on the property's value as well as your affordability.

That difference drives almost everything else: how much you can raise, what it costs and what is at stake.

Cost and size

Because the lender holds security, equity release is generally priced lower than unsecured business lending and can support larger amounts. Unsecured facilities are often capped relative to turnover and may carry shorter terms, which raises the monthly repayment.

Speed and paperwork

Unsecured loans can be quicker for established companies with clean accounts. Equity release involves a valuation and mortgage registration, so it typically takes longer — though it can be the only realistic option when company accounts don't yet tell the full story.

Risk

With equity release, your property is security. If repayments are missed, the property is at risk. With an unsecured loan, the risk sits with the business and any personal guarantees you give. Neither is risk-free; the right answer depends on your cash flow, plans and how long you need the funds.

  • Consider equity release when you need a larger amount at a lower cost and have stable personal affordability.
  • Consider an unsecured facility when you need a smaller, short-term amount and your company accounts are strong.
  • Consider a combination when timing and size both matter.
